If you've started Googling bathroom remodel costs, you've probably seen numbers that range from $3,000 to $80,000 — which isn't helpful to anyone. The truth is, the cost depends heavily on what you're actually doing, and the difference between a tile refresh and a full gut-and-rebuild is significant.
We've completed over 100 bathroom remodels across Crystal Lake, Barrington, Lake Zurich, Cary, and the surrounding northwest suburbs since 2019. This guide is based on what we actually charge and what homeowners in this area typically spend.
Here's how we break it down by scope:
Targeted update (fixtures, vanity, paint)
$3,000 – $6,000
This covers replacing a vanity, updating fixtures, repainting, and minor cosmetic changes. No tile work, no plumbing relocation.
Mid-range bathroom remodel
$8,000 – $15,000
This is the most common project we do. It includes a full tile shower or tub surround, new flooring, updated fixtures, and vanity replacement. The bathroom is gutted and rebuilt correctly — waterproofing and all.
Full custom remodel (primary bath, large scope)
$15,000 – $30,000+
Larger bathrooms, custom tile layouts, curbless showers with linear drains, double vanities, or anything that involves moving plumbing. The range here is wide because the scope varies a lot.
Most Crystal Lake homeowners we work with spend between $10,000 and $15,000 for a standard full bathroom remodel. That number tends to surprise people on the higher end — until they see the finished result.
Three things move the number more than anything else:
1. Tile selection and layout
Tile is both a material cost and a labor cost. Simple subway tile in a straight layout is faster and cheaper to install than a mosaic or large-format tile with a custom pattern. The difference in labor alone can be $800–$2,000 for the same square footage.
2. Plumbing changes
If the toilet, shower, or tub stays where it is, costs stay lower. Moving any drain or supply line means opening walls or floors, which adds time and material.
3. What's behind the walls
This one is hard to predict until demolition happens. Older homes in Crystal Lake and Barrington sometimes have water damage behind old tile, outdated cement board instead of proper membrane waterproofing, or galvanized supply lines that need replacing. We find this on maybe a third of our gut projects. When it happens, we document it, show you what we found, and give you a clear number before we proceed.
Here's something worth knowing before you hire anyone: tile and grout are not waterproof. They look solid, but water moves through grout and gets behind tile — and over time, that causes the rot, soft floors, and mold issues that turn a $10,000 remodel into a much bigger problem.
The correct way to build a tile shower is with a proper waterproofing membrane behind the tile — not just cement board. We use the Schluter system on every shower we build. It's the industry standard and it's why we back our work with a 2-year craftsmanship warranty.
When you're getting quotes, ask contractors specifically how they waterproof. The answer tells you a lot about the quality of the rest of the work.
A few things homeowners sometimes budget for that aren't necessary when you work with us:
Design fees. We guide you through tile selection, layout, and material choices as part of the process. There's no separate design consultation charge.
The estimate itself. We come to your home, look at the space, talk through what you want, and give you a written scope and number. Free, no obligation.
Cleaning up after ourselves. We keep the jobsite clean every day. You don't come home to tools spread across the house.
Getting more than one estimate is smart — we'd tell any homeowner to do it. When you're comparing quotes, look at three things:
A quote that's $3,000 lower than everyone else usually means something is being skipped. In bathrooms, what gets skipped is usually the waterproofing — and you find out about it three years later.
We work throughout Crystal Lake, Barrington, Lake Zurich, Cary, Algonquin, Deer Park, Prairie Grove, and Trout Valley. If you're in the northwest Chicago suburbs and within reasonable distance of these towns, reach out — we're likely in your area.
A free estimate takes about 45 minutes and gives you an honest scope, a real price, and a clear idea of what the project involves. No pressure, no vague ranges.
